Tax Sale Property #7001

Tax sale properties are sold as-is. The municipality does not guarantee title, condition, or occupancy. Property value may be significantly higher or lower than the minimum bid.

1. This is a buyer-beware sale. Conduct your own due diligence on all aspects of the property before bidding. Check for federal and state liens, outstanding judgments, and other encumbrances that may survive the sale.
2. Perform a title search before bidding. Order a title search at least 5–7 business days before the auction so you have time to evaluate any newly recorded interests. Consider title insurance after the sale to protect your investment.

4. No vacant possession is guaranteed. Winning bidders receive the deed, not the keys. If the property is occupied, eviction must follow local legal procedures and is entirely the buyer's responsibility.
5. Check zoning and outstanding code violations. Contact the local planning and building department to verify permissible uses and any open permits, work orders, or violations attached to the parcel.
6. Consult a local real estate attorney. Tax deed and tax lien procedures vary significantly by state. We strongly recommend retaining a real estate attorney experienced in your target state before submitting a bid.
